It is not required for the Seller or the Buyer to be present
for the inspection but either the Seller or their agent should be at the
house to let the inspector in. While not required, we think it is in
your best interest as a Buyer to be present at the inspection. That
way the inspector can point out any issues and explain the proper
operation of the home's mechanical equipment if needed.
All utilities should be on and access to the electrical
panels, plumbing and mechanical equipment and attic entrances should be
clear of furniture and other belongings.
Be
sure to let the inspector know of any particular items you are concerned
about such as major repairs or renovations. Please bring a copy of
the Seller's disclosure statement if you have one.
